I went to court (traffic) on about an hour of sleep yesterday, they did all the civil stuff first and I enjoyed how petty people can be with one another, kept me going.
Looking for houses has been a terrible experience so far. First was tiny, the pictures made everything look bigger. I didn’t know cat fishing a house was a thing
Second house was a complete waste of time. House smelled like shit, some basement dwelling gamer was living there. The basement was illegally occupied and they didnt want to open the door.
Fourth house I really liked. Pretty much has everything I want, although with slightly smaller rooms. It’s NYC and I’m not a millionaire tho so some sacrifices have to be made. Hope I get it but I’m dreading the eventual “sorry, this billionaire hedge fund offered 50% over asking price”

They also properly light a photo too. Definitely increases foot traffic lol would recommend if you sell

People (Millennials) pay a premium for move in ready, you yourself admittedly balked at both options that required work / love.
Hopefully you find a good balance and can snatch up a good one.
Also keep in mind that you’re house hunting during prime house selling season. Prices are lower in fall and winter as people don’t move during school years.

It's a cliche but the house has "good bones" and "good bones" means an additional $200k renovation. Maybe those pictures are outdated and they did do some work because geeeez.

It all depends obviously, and I was just pointing out that you should expect tougher competition for move in ready.
IT helps me to assign dollar values to rooms. Like I just redid my shower and laid 9k with custom glass etc. so 12k per bathroom remodel. Like 25k for kitchen (prefab cabinets, custom yiu can double this). Paint about 5-10k per house. Roof? 25k.etc etc
If you do want to get something custom, cabinets are definitely worth it, imo. Lets you get the best use out of your space as well as add in features that may not be common that you really like. The one for me when I did my kitchen damn near a decade ago was having each "shelf" be on sliders so that you don't have to reach into the back of the cabinet to get something in the rear of the shelf.

The other day he told me he found out the serial & model went to the manufacturers website and it's only worth $2700, so of course I said no way. Lo and behold, I went to the site and I seen what he did, he so thirsty to be right and get ripped off that he went to the site and looked up prices and it was historical price of what the goddamn piano cost in 1955. Looked on Ebay and one from the same year is listed at $37,500....I can't wait to see him
