I think you even have to put money into escrow before they even consider you so if there's other places available you're really SOL to even apply to those unless you got fuckton of money.
And depending on the city your monthly dues are CRAZY expensive. In Manhattan you're easily looking at $1,500/mo+ and that's just entry level.

The pet stuff isn't that surprising tbh there's plenty of buildings here in Toronto that are pet-free. I've heard that some people living in "pet-free" buildings get around it by claiming their pet is an "emotional support animal".
HOA is some weird shit, you spending more than half a million and taking out a 30 year loan to have a group of dickheads tell you what you can and can't do with your property.
We had this talk of HOAs some are hands off and just take dues to keep up neighborhood parks and pools. Others are full of assholes who will send you warning letters about a weed growing in your driveway.

even in hawaii they had HOA bs where your blinds had to conform to the norms of the neighborhood as well. no 'excessively vibrant color or patterns on drapes or blinds visible from the street' was a thing lol

My HOA is super chill from a design standpoint. The policies are old cause the community is from the 60’s but they’re more like guidelines.. The board allows modern design and color pallets. My sister didn’t even submit her new garage door or roof plan and they drove by and just said it looked nice even though it’s not per their book standard at all.
They do expect houses be maintained though which I do not mind. Though they were in me fast after I bought. (House needed work) Mine is also only 50$ (again old from 60’s and city owns streets)
The community is rad too. They have a 4th of July parade, several “dumpster days” for free dumping and at Christmas they drive Santa around the neighborhood for the kids and even have a community preschool. There’s two pools and parks. The parks are maintained by the city. Another reason it’s cheap.
All in all I’m not complaining.
