By reilo Go To PostStance socks are great especially their high end stuff. Not cheap either!I bought a few pairs for myself several years ago and they lasted a long-ass time in addition to feeling so good I would rather wear them than go barefoot. I even bought a few more pairs to give as Christmas gift a while back and the recipients love them, too.
Apparently, they have a lifetime guarantee now on at least some of their lines so they will replace them for me when they wear out.

Such joy.
I hate socks, I really dislike slippers and just wear my double thick rainbows everywhere outside of work

All year long. Everything but rainbows are trash in 6 months. Double thick’s will last me 3 years.
Also we used to be a shoes at the door couple, until we got a dog and two kids.

By Kabro Go To PostIn the right city, owning land is a very lucrative long term investment.Yeah, I was gonna say. Even in 5 years your gains will be crazy. Probably the safest possible asset you can own besides Birkin bags or bitcoin lol.
Here in Toronto, houses that went for 500k maybe 5 or so years ago are now going for over a million easily.

By Daz Go To PostMortgage payments is cheaper than rent. They are... taxes suck a bit in countries where you can actually own the land
By blackace Go To PostThey are… taxes suck a bit in countries where you can actually own the landCan't even imagine property taxes. Shit is fucked. Here you pay a one time 7.5% duty on land + house/apartment however if you are a first time Caymanian buyer the government waives the duty if it valued below KYD$400k (USD$500k) otherwise it is 2% (first time buyer).
Cali property taxes are properly fucked. They are only set at time of sale and never reevaluated. So someone buying a house 20 years ago is paying those set property taxes.

So someone buying a house 20 years ago is paying those set property taxes. Not sure how it works tax wise in the US but if it is your primary dwelling can you defer it until sale then get the primary residence exemption? Or does that only apply for capital gains on a sale? If there are any accountants or those well versed in the tax code please chime in.
Japan taxes aren't so bad... I live in a small town near a US base and I pay like 600 dollars a year in total taxes..

I prefer that versus it being rising property values turning into tax bills that force people out of their homes.
Though if it were me, I'd chain the property tax bill to the lesser value of your home or your home adjusted for inflation unless you're making significant alterations, up to and including tearing down the home and rebuilding, which often happens in pricier neighborhoods in Charlotte. If you do that, you assume the full tax value of the home. And, of course, if you sell, then the new buyer also assumes the full tax value.
I'm just mostly complaining that someone that bought a house for $400k in 2000 is paying far less in property taxes than an equivalent home that's now valued $1.5m in 2020. It's prohibiting new home buyers from jumping in and benefiting older richer generations from paying a fair share of taxes.

It's also to the benefit of older, poorer generations who cannot control who decides to start buying up and redeveloping their neighborhoods.

It's creating a situation when owning a home is cost prohibitive to majority of a populace. Airbnb hasn't helped this at all. This compounded with the transfer of wealth via corporate stimulus to the wealthy has created a dangerous situation.

Poor elderly homeowners are not the ones with leverage in our legislature, besides making sure that poor young homeowners never exist
That prop in California actually came from a good place, not wanting retirees out on their ass since Social Security and other fixed income wouldn't keep up. It has downsides like everything else.
By i can get you a toe Go To PostThat prop in California actually came from a good place, not wanting retirees out on their ass since Social Security and other fixed income wouldn't keep up. It has downsides like everything else.Sure, but it should have been repealed a long time ago and replace with something that didn't only benefit one class. We got rid of rent control decades ago, had a chance to repeal that this year and didn't. As usual. That's not helping any elderly people who don't own property. There's a shortage of senior rent options and it's only growing
