River Oaks huh. Familiar territory
8 and 6...I'm guessing those are Beltway 8 and 610 Loop. Living in the loop is "city" living. Close to everything. More expensive. In the middle of 610 and B8 is kind of no mans land. Outside of B8 is the burbs and drive can be anywhere from 30 minutes to downtown or 1.5 hr depending on weather. Also where you'll find $100 million high school football stadiums.

I drive through River Oaks everyday to get to work . There's a house that was built by a Saudi prince or whatever and its absolutely ridiculous.

What in your opinion, as a local Houstonian, is a nice suburb? Greater LA is weird. Property is affected by proximity to the beach, but also proximity to LA. North Orange County is expensive as a result, but places inland can be pretty costly if they're nice and close to LA. Pasadena as an example.
Houston is pretty similar to LA though. Vast Urban Sprawl with a centralized spot for the majority of labor and a trade-offs between size, price and distance when property comes to mind.
Houston is cheaper, but I gotta tell you, that seems to be a bigger deal for people who don't own just based on some cursory math.
Without getting into financials, I'm basing this off a home with half the price of what i think I can sell my current spot after remodel. If I put down what I currently have in equity after that sale, my mortgage would be about 30% of it's current size. Again … keeping in mind that the home is half the value of my current spot, my mortgage would still be about 66% of what I currently pay due to property taxes.
