Well water used to be an option in the area but not sure if it is any more. The lot does have neighbors and my mom's house is the equivalent of a block away so it shouldn't be too difficult to hook up utilities. We encourage one of the neighbors to use the lot as feed for his livestock in order to keep the grass and weeds down. lol

The location itself is about the same distance from civilization from my current place (just a different route and destination point) but doesn't have as many options that are within two miles.

It's mostly a land issue here. Very little left that's worth building on. The remodel route is a possibility, but you need a ton of money down for a construction loan. 20% for a mortgage, but like 50% for a construction loan. If you're tearing down to rebuild, you likely blew your DP on the house you're tearing down too. It's takes a lot of up front capital. I had a friend (who's father is a general contractor) build the house off of a ton of no APR for 16 month credit cards and then refinanced a regular mortgage when it was done to pay off. That's fuckin' crazy though.

Also, knocked down a part of the wall and built a laundry room out onto what used to be a part of the porch. Because I didn't want to have walk up and down stairs outside in order to do laundry.
It wasn't cheap, but i'm pretty happy to be rid of fake wood paneling, linoleum flooring, plaster tile ceiling, and formica countertops.

Of course at times being a non-majority also at times works in your favor too.. so it is not all bad..

They bought the land first, then a few months later fit the house to it. but they'd been seriously looking at house plans for 2 years prior. So they had a good idea on what they were after. But you can't get the builder to nail down an estimate with out the land.
Most stuff here works the same, AFAIK.

My father is first gen American tho. His father was a carpenter. His uncle is tile / stonework. He’s an electrician and also did drafting. We picked up trades along the way. Both houses he’s built he’s been acting GC. I worked every weekend for over a year on his current house. Invaluable information though.
He’s Italian btw.
I have found younger Koreans to be the most openly racist here, which is really worrying. In an article a few years back it was said they are mainly afraid of losing their jobs in the white collar industries. If you go out to predominately korean clubs and bars than a lot of guys will get jealous if they see you talking to Korean girls.
The oldest generation of Koreans are really friendly, and a lot of it has to do with the help received during the Korean war.
The generation who grew up after the war are the type that tolerate foreigners because they never had to directly compete with them, but are still cautious of them. I had one friend who recently got married, but his girlfriend didn’t tell their parents for nearly two years that they were dating.
Media plays a big role here, always jumping on any story that involves foreigners doing something to Koreans.
Only hard adjustment for me is the places that flat out bar entry to non-Koreans.
I am a white dude, so I pretty much just have to deal with people being cautious of me. Nobody has ever actively harassed me outside of the context of talking to girls in clubs.
My non-white friends over the years have told me stories of the open racism that they received. They say they would still much rather be in Korea than the states, because it is more ignorance than just hateful nastiness.
I am mainly generalising with my first few paragraphs, the vast majority of Koreans are super friendly and helpful.
